Your roof must be in good condition when you place your house. A roof that is in need of major repairs or replacement is unattractive to potential buyers because it will cost money to fix the problem right after they purchase your home. If you are not fixing your roof, then you need to offer the buyer money set aside, so that they can fix the roof themselves.
