Most real estate agents charge the average six percent sales commission which is a high price to pay, especially a little know fact that Realtors don’t sell homes for significantly more than the asking price market does. Find Out why in my Sellers Guide
Research by Stanford University economists states that agents often sell homes faster than homeowners could on their own. The reason for that is MLS is the most effective marketing for the listing agent. There are over 16,000 active agents in Alameda and Contra Costa Counties combined. 90 percent of the sales happen through Real Estate Agents. If your home is not on the MLS, you are most likely get a lower price, and it will take much longer to sell.

But if you’re going to sell a home and want to pay for an agent’s expertise, there are ways to lower the fee. Here are some places to start

Since the typical commission is 5 to 6 percent, that is split by the selling and buying agent 3 percent each.  If buying your listing agent is also representing the buyer, negotiate a lower commission split. Northern Crest would do this at 3 % hence greater savings for you. ​
Shop around just like any other commodity and service you usually do. Interview at least two or three agents to find out how they’ll sell your home. Use your instincts if you get along with an agent.

Find out why should you pay more for their services. Ask what you’re getting for your money and what services they offer and how it differs from the reduced fee agent.  Find out how he/she justifies a higher commission in comparison to the other and what will they do that much less expensive agents don’t do. Look for ready scripts that sounds good and feels like a fact but in reality it is not.
In the book Freakonomics, the extra $10,000 translates to the agent $300 more commission in which half of it is going to the buyer's agent. The additional $150 is not sufficient incentive. Sometimes, you may need to hold a week or two before accepting the first offer. 

You can also incentivise to your agent if they sell your home higher than asking price and same amount incentive to be reduced from his/her commission if the house sells less than your asking price. I dont need any additional incentive because my business depends on superior service that brings more clients.
Find alternatives, companies such as Northern Crest Realty offer alternatives to traditional real estate agents by providing same or more services for a reduced fee to get your home on the MLS and market successfully.
